Tasks:
1. Carry out Site-survey and visual inspection to assess the condition of all assets
2. Monitor contracted vendors and their performance
3. Issue violation notices, and recommend corrections
4. Supervise maintenance of buildings areas classified under Master Community/Owner Association assets
5. Advise the board, owners and tenants on governing documents and Bylaw enforcement
6. Interview, hire, supervise and terminate property service employees (Janitors, cleaners, security, etc ) when needed
7. Oversee the preparation of financial statements of the properties and ensure sent to customers on time and explained/clarified
8. Maintain communication with the board, association members/owners, and vendors
9. Send notices of annual meetings and general Memos for community rules and reminders
10. Prepare and monitor annual budget for the assigned property
11. Negotiate contracts with Property Committee approval
12. Highlight additional requirements for improving communities and reducing operational costs
13. Research insurance coverage and process claims
14. Achieve Service Level Agreements of clients
15. Prepare for, present, and follow up all matters related to properties General Assemblies
16. Support accounting department in collection of service charge
17. In charge of Capital and Operating expenses
18. Respond to letters and log calls from owners
19. Submit periodical reports for managed properties as per company standard
